Chapter 11 - The Judgment on the Strip

The grand hall of the Henderson Judicial Center held its breath as Claire’s words echoed against the walnut-paneled walls.
Chief Commissioner Marcus Hayes adjusted his reading glasses, staring down from the bench at the immaculately prepared leather-bound dossier Arthur Vance placed before him.
"Mrs. Bennett-Sterling," Commissioner Hayes began, his tone respectful and keenly attentive, "the commission recognizes your status as the sole governing trustee of Nirvana Trust."
"Under the Nevada Revised Statutes, Section 463, the ground lease renewal for the Bellagio, the Mirage, and the adjoining promenade parcels requires your unencumbered authorization."
"Before this board rules on the operating license renewals, we must hear your formal position regarding the Moretti Gaming Corporation's tenancy."
Dante Moretti rose abruptly from his seat, his leather chair screeching sharply against the floorboards.
"Mr. Hayes, this is an orchestrated legal ambush," Dante interrupted, his voice deep, strained, and vibrating with suppressed fury.
"The Moretti family has operated those facilities with continuous commercial compliance for nearly a decade."
"My wife—my former wife—abandoned this jurisdiction without notice, intentionally creating an artificial crisis to manipulate state gaming governance."
"We demand an immediate six-month judicial stay to permit equitable mediation between the leaseholder and the operational tenant."
Julian Sterling stood up calmly, buttoning his tailored suit jacket, his presence instantly commanding the room with effortless aristocratic authority.
"There will be no stay, and there is nothing left to mediate, Mr. Moretti," Julian said, his clear British cadence cutting through Dante’s gravelly defiance like a diamond blade.
"I am Julian Sterling, Chairman of Sterling Global Holdings."
"Nirvana Trust has formally executed an exclusive joint development and facility management charter with our Zurich-London hospitality group."
"Furthermore, Mr. Moretti’s claim of 'continuous commercial compliance' is a fraudulent misrepresentation of public record."
Arthur Vance stepped forward to the podium, opening the dossier to display an array of red-embossed audit sheets.
"We present to the commission thirty-seven documented material breaches of the master lease covenants," Arthur declared in a ringing courtroom baritone.
"First, Mr. Moretti pledged the underlying commercial real estate equity as secondary collateral to unvetted private lending syndicates based in Chicago and South America without the landlord's written consent."
"Second, the tenant has accrued eleven million dollars in deferred physical maintenance defaults across the Mirage property over the past eighteen months."
"Third, and most critically, federal forensic accountants have already flagged forty-two million dollars in unauthorized ledger transfers moving through the Bellagio's high-limit cages into offshore holding entities."
"The Bennett Trust covenants are explicitly clear: any criminal exposure or unauthorized secondary encumbrance immediately terminates the tenancy with zero right of cure."
A collective murmur swept through the gallery of strip executives and journalists, followed by the rapid tapping of keyboards and flashbulbs reflecting off the glass partitions.
Dante's senior corporate counsel leaned over, frantically whispering into Dante's ear, his hands shaking as he pointed at the damning audit reports.
Dante shoved the lawyer aside, staring across the aisle directly at Claire with eyes that burned with raw, desperate agony.
"Claire, look at me," Dante pleaded, ignoring the gavel banging sharply against the bench.
"You are handing our family's heritage over to foreign bankers!"
"Your father sat in my office and shook my hand on these strip corridors!"
Claire slowly stood up, placing one hand gently on the handle of baby Arthur's travel bassinet.
Her gaze was tranquil, unyielding, and devoid of even the faintest trace of sentimentality.
"My father shook your hand because he believed you were a man of honor, Dante," Claire said, her voice carrying absolute, crystalline finality throughout the chamber.
"He gave you his daughter, he gave you his commercial ground, and he gave you his unconditional trust."
"You chose to turn that trust into an illicit playground for your ego, your lies, and my sister’s bed."
"You did not protect my father's heritage; you exploited it."
"Today, the exploitation ends."
Claire turned her face toward the five commissioners seated on the dais.
"As the sole trustee of Nirvana Trust, I formally decline the renewal of all operating leases held by the Moretti Gaming Corporation."
"I request the immediate revocation of their premises tenancy and the authorization of Sterling Global Holdings as the interim conservator of all three strip properties."
Commissioner Hayes did not hesitate for a second.
He looked at the indisputable audit signatures, glanced briefly at Dante's pale, trembling face, and brought the heavy brass gavel down with a thunderous crack.
"The commission finds overwhelmingly in favor of Nirvana Trust," Hayes announced into the microphone.
"The Moretti ground leases are officially terminated as of midnight tonight."
"The Nevada State Police and gaming agents are authorized to secure the casino vaults and administrative offices."

"Court is adjourned."
A chaotic roar of reporters broke through the gallery barricades, while Dante Moretti sank back into his chair, entirely stripped of the crown he had spent a lifetime building in blood.
